Sellers, Take Note: It’s Time to Get Ready Before You List

If you’re thinking about selling your home in Wales this year, you might have seen headlines about longer selling times. It’s true recent data shows that homes are now taking an average of 211 days to sell, from the moment you instruct an estate agent to the day you hand over the keys.
But here’s the good news: with the right preparation and support, you can still sell faster, smoothly and even move by the end of the year.
So, what does that 211 days actually mean? It includes around 92 days to agree a sale (this is when your home is marked as “sold subject to contract”) and another 119 days to complete all the legal steps before the move is final. While this is slightly longer than the previous year’s average of 199 days, it’s important to remember this is part of a national trend and not a reason to worry.
In fact, areas like Inner London and the South East are seeing even longer timelines.
The key takeaway is this: you’re not alone and there’s plenty you can do to take control of the process.
What makes the biggest difference?
Preparation. Sellers who get organised early are often the ones who move the fastest. It all starts with pricing your home correctly. Setting a realistic asking price from the beginning can attract serious buyers and avoid the delays that often come with price drops later.
Next up is presentation. High-quality marketing including professional photos, floorplans, and video tours helps your home stand out and encourages more viewings. Small things matter too. Make sure your home is clean, tidy and welcoming. Think fresh flowers, natural light and clutter-free rooms. These little touches help buyers imagine themselves living there.
Legal preparation is another big time-saver. Working with a solicitor early on and gathering all necessary documents before you list your home can save weeks down the line. Be ready with forms like property information questionnaires and fixtures & fittings lists. It’s also smart to understand your property chain and make sure everything is lined up if you’re buying another home a stable onward chain can really help avoid delays.
And perhaps most importantly: choose the right estate agent.
Ask them how quickly they sell homes on average what percentage of asking price they typically achieve and whether they provide help with sales progression after the offer is accepted. The right agent will not only market your home effectively but guide you through the entire journey keeping everything on track.
So while the market might be a little slower this year, that doesn’t mean your move has to be. With the right team and a solid plan you can absolutely sell and move in 2025 even before the end of the year. Many homeowners are still completing sales well below the average, simply by taking action early and staying one step ahead.
